As we mentioned in our introduction we do things slightly different than a traditional brokerage that's because today’s home buyer doesn’t locate the home they want to purchase the same way they did in the past.

The California Association of REALTORS® (CAR) states in their 2006 Research Report, Internet Buyers vs. Traditional Buyers that “the typical buyer is now an internet buyer”. So to do things the same way the traditional brokerages have done for decades doesn’t make a whole lot of sense.

Comparative Market Analysis (CMA)
Once we receive your contact, we will begin our detailed analysis by compiling a comprehensive Comparative Market Analysis (CMA) for your home. Our CMA will include the latest active, pending, sold, expired, withdrawn and cancelled property information available from the local MLS broker/agent database.

Meet to Tour Home - Go Over CMA and Our Marketing Plan
We will schedule a time to meet with you and tour your home. Once the tour is over we will sit down and go over the CMA and our marketing plan in detail. Our CMA and consultation will provide you with the information you will need to determine what the appropriate listing price should be. We do not set your home’s selling price this decision is entirely yours.

Hire Us to Sell Your Home
After we cover the CMA, marketing plan and answer any questions you would decide if you want to hire us to sell/list your home. If we both agree it is a good fit we would sign a Listing Agreement.  If you change your mind at any time you can cancel your Listing Agreement.

Get Ready Consultation
We would then re-tour your home to provide our advice on getting your home ready to sell. This consultation will focus on making your home look its best, so a prospective buyer’s first impression is overwhelmingly positive.

Schedule Time for Photos & Video Tour
We would decide on a time and date to come back and take marketing photos and complete a video tour. Why use a virtual tour when you can have a video tour. Our video tour will walk prospective buyers through your home for a better view of what your home has to offer.

Details on 1.75% Listing Fee*
Uwin Realty Group charges 1.75% to list your home plus the current market rate broker co-op commission (the broker co-op goes to the brokerage that brings in the successful buyer). Currently the market rate broker co-op runs between 2.5% - 3%. Paying the broker co-op is crucial in making sure your home gets maximum exposure to other agent’s buyers. Thus, the total commission fee to sell your home would be between 4.25% -4.75%. Commission is paid through escrow when your house sells. If your home does not sell we do not charge you a fee or commission.

Your home will have maximum exposure through the MLS, lock box, fliers, multiple digital photos, video tour, professional yard sign, featured listing on our site, showcase listing on Realtor.com® the number one site for real estate, your home will also be marketed on hundreds of other sites such as Zillow.com, AOL.com, MSN.com, Google.com, USA Today.com, HomeGain.com, HomePages.com, RealEstate.com, MSNBC.com, RealtyTrac.com, Oodle.com, Trulia.com, Sacbee.com, GoLyon.com, Century 21.com, ZipRealty.com, Re/Max.com, Keller Williams.com, Coldwell Banker.com, Prudential.com, as well as all the other site that use MLS data to display listings.*

Open House
Today's home buyer uses the internet in place of driving neighborhoods looking for open houses. This change in buyer behavior has made open houses a non-productive tool in the home selling process. A 2006 article in The Washington Post cited a National Association of REALTORS® study that found open houses have a success rate of a mere 2%. Our focus is to put our marketing efforts into more effective mediums which, reflect the other 98% of the ways buyers find a home. Thus, we do not host open houses for you. We will provide you with open house signage and detailed information so you can conduct your own open house if you desire.

Private Home Tours
Private home tours are set up on a specific day and time each week and are only conducted if someone schedules a tour directly with us. In the event a person can’t make our predetermined scheduled tour date we will make accommodations to show them your home.

Presentation of Offers
When we receive an offer for your home it will be uploaded to an secure online login transaction management platform which is available to you 24 hours a day. We ask that you review the offer before we schedule a time to go over it together.

Negotiation of Offer
We will work closely with you through all negotiations and counter offers. Once you agree on the price and terms you want and the agreement is ratified by both parties we move into the final step in the process, which is managing the close.

Closing Details
Your Uwin Realty Group agent will handle the paperwork, coordinate the inspections, title and escrow making sure your home sale stays on schedule and you are fully informed along the way.
